Whether purchasing a home or refinance the home you already own. The conventional loan may be the perfect product for you. With As little as 5% down payment and terms ranging from 10 years to 30 years, this could be exactly what you are looking for. Mortgage insurance is required with loan to values over 80% but will drop off when the loan is paid to 78%.

USDA Rural Development Guaranteed Loan
The USDA loan is geared toward the Low to Moderate income borrowers. It is excellent for first time home buyers, with 100% Financing, with a low fixed rate. Income limits do apply.

FHA
Credit not perfect? An FHA loan might be perfect for you, with 3.5% down payment, no income limitations, and down payment assistance available.

THDA (Tennessee Housing Development Agency)
This First Time Home Buyers program works with FHA, Rural Housing Guaranteed Program or Veterans Administration. It can provide down payment assistance as well as still offer a low fixed rate. Income limits do apply.

VA
Thank you for your service veterans. The VA loan offers 100% financing with no mortgage insurance, and closing costs can be paid by the seller.
